What  Not  to Expect From Our Inspectors:

First:  Do not expect perfection!
We perform a general inspection using standard visual techniques.  As such, we are limited to those areas we can visually inspect or to systems that we can operate.  The inspection is a record of observable conditions - not a guarantee, warranty, or insurance policy!

Second: Do not expect us to advise clients whether or not to buy the property!
We report on the condition of the property and do not make the customer's decisions.

Third: Do not expect a long, drawn-out inspection.
Our inspections vary from house to house, but a good average time for an inspection is 2 to 2 1/2 hours.  An inspector who takes longer than 2 1/2 hours is probably scratching his head alot because he basically  "doesn't know his stuff."  We do, however, take whatever time is required to answer customers' questions and to give a fair and proper evaluation of the property.

Fourth: Do not expect us to report on "cosmetic" items.(i.e. minor scrapes, scuffs, scratches, dings, etc.)  Areas that do not normally affect the purchase decision can be evaluated without the expertise of a good inspector!

Fifth: Do not expect us to report on items not observed during the inspection.
We will inform the customer of those areas not inspected and the reason why.

Sixth: Do not expect reports that are so technical an engineer is required to interpret them.
We take pride in writing reports that can be understood by those who are not intimately familiar with construction terms or all the technology  found in homes built within the last twenty years.

Seventh: Do not expect a long delay in receiving a completed report.
Over 98% of the time our reports are prepared on-site and the customer receives a copy immediately.

Eighth: Do not expect every inspection to be the last word in defining every problem.
While we are proud of being as competent as possible, a home inspector must be viewed in the same manner as a family doctor.  Your family doctor provides a thorough physical exam and can identify most health problems, but will refer you to a specialist if the situation warrants.  If a problem appears to be beyond our capabilities to fully diagnose, we will suggest you call a specialist for an in-depth analysis of the problem.

Ninth: Do not expect your home inspector to perform work on the property.
We make every effort to avoid a conflict of interest with our customers.  We find all too often that inspectors who offer to perform repairs on deficiencies, use the inspection to generate other business.  We believe this does not serve the best interests of our customers., and adversely affects the professionalism of the home inspection industry.

Inspector's tip:
Older shower stalls
Older ceramic/mosaic tile showers with lead pans will leak at some point, and need to be tested at the time of the inspection.  Tearing out and replacing the tile and pan can cost anywhere from $1200-1400! Also, the resulting water damage can at the least cause spongy floors and ultimately can lead to expensive structural repairs.  It's a crawlspace inspection item that we make sure that we don't miss!!
